Foundation trouble in East Texas starts underground, and the ground here is unusual
Most Texas foundation advice you find online was written for the Blackland Prairie — a deep, uniform, high-clay soil that swells and shrinks as one big mass. Gregg County is not that. We sit in the Piney Woods, on the sediments of the Gulf Coastal Plain, and the soil profile under a typical Longview or Kilgore house is layered rather than uniform.
The mapped soils across Gregg and neighboring Upshur County are dominated by units like Darco and Lilbert — deep sands — sitting over Bowie, Cuthbert, Kirvin, Kullit and Sacul soils, which carry firm red clay subsoils that water moves through slowly. The Sacul series, for example, is described as very deep and slowly permeable, with a red clay layer beginning within a foot or so of the surface that stays firm and plastic well below that.
That layering matters more here than the clay itself. Longview receives roughly 48 to 50 inches of rain a year, weighted heavily toward March through May. The sandy upper layer takes that water in quickly. The clay underneath does not let it pass. So water perches on the clay and runs sideways along the top of it, arriving under one corner of a house and not another. Then August shows up — average highs near 95 degrees — the water leaves, and the clay gives up volume. Repeat that every year and you get the movement pattern homeowners here actually describe: one end of the house, not the whole house.
What Gregg County homeowners usually notice first
Doors that only stick in spring
Interior doors binding at the top corner from March through May, then swinging free again by late summer, is a seasonal moisture signature rather than a hinge problem.
Diagonal cracks from a window or door corner
Sheetrock cracks that run at an angle away from an opening indicate the wall is being racked. Vertical hairlines in the middle of a wall usually are not.
Brick joints opening on one elevation
Stair-step separation in the mortar along a single wall — often the wall facing the downhill side of the lot — points to differential settlement, not general aging.
Standing water at the slab edge
If a spot along the foundation stays soft two days after a storm while the rest of the yard has drained, the perched water table is doing exactly what the soil survey predicts.
Floors that slope toward one room
Common in the older raised houses built during and after the 1930s oil boom, when Longview and Kilgore grew faster than anyone could build carefully.
Gaps at the top of cabinets or crown
A run of cabinets pulling away from the ceiling line is often the first visible sign, because cabinets are rigid and the framing around them is not.

March through May — the wet end
This is the heaviest rainfall stretch of the year. The clay subsoil takes on water and expands, and the ground under the parts of the house receiving the most water lifts slightly. Doors bind at the top corner. Existing cracks narrow. Some homeowners take this as improvement, and in a sense the house has come back up — temporarily.
June through July — the turn
Rainfall tapers, temperatures climb, and trees enter their heaviest water demand of the year. The soil begins giving back what it took on in spring, and it does so unevenly, drying fastest where it is shallowest and where roots are working.
August through September — the dry end
The hottest and driest part of the year, with average highs near 95 degrees. The clay reaches its lowest volume and the house sits at its lowest point. This is when cracks are at their widest and when most people finally call somebody.
October through February — recovery
Rain returns and temperatures drop, evaporation falls off, and the soil slowly rehydrates. The house rises back toward where it started.
The whole diagnostic question is whether it gets all the way back. A house completing that loop and returning to the same position each year is behaving normally for this soil. A house that ends each cycle a little lower than the last is settling, and that is what actually needs fixing.
What is under Gregg County
The soils here formed in ancient loamy and clayey marine sediments — this is Gulf Coastal Plain country, laid down in layers rather than deposited as one uniform mass. That layered origin is the reason the ground behaves the way it does today.
Officially, the Sacul series that occurs across this area is described as very deep, moderately well drained and slowly permeable, formed in acid loamy and clayey marine sediments, with a red clay horizon that is very firm and plastic beginning within roughly a foot of the surface. Above and alongside it sit deep sandy units. That is the whole mechanism in a single soil description: a permeable layer over an impermeable one.
It is worth being clear about how this differs from the Texas foundation advice most people find first. The Dallas-Fort Worth area sits on Blackland Prairie clay — deep, uniform and highly expansive, where the whole soil mass swells and shrinks together. The Texas Panhandle and South Plains have caliche and roughly a third of our rainfall. Neither model describes Gregg County. Here the clay is a layer rather than the whole profile, and the water reaching it does not arrive evenly.
That distinction has a practical consequence: drainage correction carries more weight in East Texas than it does in the markets most foundation content is written for. Control where water enters the sand and you have controlled most of what reaches the clay.

Two competent companies can look at the same Gregg County house and propose genuinely different work, and neither of them is necessarily wrong. That happens because the balance between structural repair and water management is a judgment call here in a way it is not in markets with deep uniform clay.
Where the driver of movement is water arriving unevenly beneath a foundation, one evaluator may conclude that redirecting the water is the primary intervention and that limited structural support is sufficient. Another may conclude the house has already moved far enough that it needs to be carried on piers regardless, with drainage as a secondary measure. Those two positions produce proposals that differ substantially in cost.
Hearing both is how you find out which one is actually looking at your lot. If you are buying a house in Gregg County
Foundation questions come up most often during a purchase, and the option period is the cheapest window you will ever have to get answers. A few things are worth knowing before you spend money on inspections.
A standard home inspection is not a foundation evaluation. Inspectors generally note visible evidence and recommend further review, which is appropriate to their scope but leaves you with a flag rather than a finding. If the report mentions foundation movement, what you have learned is that somebody should look properly, not what the answer is.
On a raised house, the single highest-value thing you can arrange is for somebody to physically go underneath it. Sill plate and joist-end condition determines a great deal about what the house will cost you over the next decade, and none of it is visible from inside. In a county where humidity and rainfall keep crawl spaces damp for much of the year, this is where the expensive surprises live.
On a slab house, ask for elevation readings rather than an opinion. Numbers taken on a grid across the floor tell you how much the house has moved and in what shape, and they give you a baseline you can repeat in two years to find out whether it is still moving. That second measurement is worth more than almost anything else you can buy, and you can only take it if somebody took the first one.
Finally, walk the lot when it rains if you possibly can. Where roof water lands, which way the yard falls, and where water stands two days later will tell you more about the property's future than the condition report will.
